Timeline Details

As we all are aware, “Rome wasn’t built in a day”, and so goes for breathing life back into the Gulfstream Hotel.

The drawings have been received by the city and we are currently working with the City of Lake Worth Beach on their preliminary review. They have indicated that we shall have a response the week of November 6th. We have also done preliminary fact finding which you may have witnessed as digging in the alley and behind the building. The drawings are also in the hands of the general contractor for bidding. There will be comments returned from both parties which will need to be addressed and then we will be applying for the formal permit.

Moving To The Next Level

We are pleased to announce that we have filed applications for entitlement. We know that there may be some changes but again very pleased that we are moving to the next level of this project.

Rumor Control

Just to allay everyone’s concerns – Restoration St. Louis has not been sued and is not suing anyone. We do know the current owner of the Gulfstream has been sued by the Gulfstream Condos over a few parking spaces and the re-routing of the alley to a safer entry. (See image below.)

We  have been trying to help all of them reach an amicable settlement. While we don’t agree with the suit, we want everyone to be good neighbors and help where they can—to that end we are trying to assist everyone to get to a settlement.

We know change is hard. We know that everyone needs a voice. Sometimes friends are made like sausage—squish everyone together, add a little spice and some love and it will all turn out in the end.

Our hope is that everyone is proud and happy at the end of this process and that they will all raise a glass to the new Gulfstream at the opening. In the meantime—back to the holidays!

When the iconic hotel is brought back to life, which name should it use?  Both names are historic. Research shows that "Gulf Stream Hotel" (two words) was used from the 1920s to at least the mid-1900s, and then “Gulfstream” (one word) for the last 20 years or more. If you have a preference for the hotel name going forward, share your opinion!

After submitting the original proposed plan for the Gulfstream Hotel project in 2020, the Developer has invested six months to obtain input from Lake Worth Beach. The Gills have held numerous meetings with city staff, have met with each Commissioner at least twice to hear comments, and have physically attended workshop meetings open to the public, after which they stayed to answer questions and hear comments from any individual requesting it. The Gills have talked with numerous business owners and stakeholders in the downtown area. Throughout this entire 6-month comment period, they’ve received a substantial number of communications from residents by letter, email, and phone.

RSL has listened to the concerns and requests from the Lake Worth Beach city and its residents.

Based on the feedback, they have prepared alterations to the original plan.    

The revised plan:

  • Moves the new construction back 55 feet from Lake, so that the Historic Hotel is dramatically more prominent than the new construction

  • Provides a larger recessed area on the east side from the rooftop down to the 3rd level, and install a “green roof”—actual green turf/plants—reducing the visual impact on the east

  • Changes the exterior design of the new construction on all sides to use balcony materials and separations that better reflect the historic nature of the neighborhood

  • Changes the exterior design of the new construction on all sides by revising the building exterior material—less glass/more building

  • Changes the exterior design of the new construction on all sides by revising window & door openings to be visually compatible with the predominant features of the historic hotel

  • Reduces the visual impact from Lakeside Drive by setting back and pulling forward portions along Lakeside Drive so that it looks more like multiple buildings rather than one continuous building face

  • Reduces the visual impact from Lakeside Drive by agreeing to paint the building face in several different colors to create a visual effect of multiple buildings to better reflect existing downtown streetscapes

  • Added additional parking to provide garage parking for every facet of the project

  • Includes a proposed plan to provide ingress and egress paths that stay along the confines of the project (no traffic pattern on First avenue or down Golfview or Lakeside Drive except adjoining the first part of the block)

Following discussions with the city and residents, the hotel guest rooms and residences in the Gulfstream plan have been revised.  Under the plan:

  • The number of rooms in the historic hotel will be reduced from the existing 115 to 99 rooms.

  • The new construction will contain a mix of 50-60 new hotel rooms  and a range of  71-109 quality apartments, arranged around and above the parking structure. The final numbers and sizes of hotel rooms and apartments depends on market conditions and the preferences of Marriott and lenders.

The Gulfstream plan provides a rooftop restaurant open to the public, and a hotel pool shared by guests and residents.

The east elevation has a large-recessed portion from the rooftop down to the 3rd level, which is a green area reducing the visual impact on the east.

The Gulfstream project is investing in a parking structure so that all the parking from the project will be provided on the project. The proposed plan calls for 235 to 245 parking spaces to be provided in the structure on three floors and in surface parking.

  • The project has been designed to retain traffic on majority of the alley 

  • The alley has a through traffic pattern

  • The adjacent condominium residents will have full access to their existing (8-10) parking spaces behind the condo complex

  • There is no change to the existing setback between the historic hotel and the adjacent condominiums

  • The project is not requesting any additional offsite parking or changes to Bryant Park parking

Incorporating comments from the city and the public, The Gulfstream project proposed design of the new building has been revised to:

  • Use balcony materials and separations that better reflect the historic nature of the neighborhood.

  • Break up the elevation along Lakeside Drive by setting back and pulling forward portions so that it looks more like multiple buildings rather than one continuous building face.

  • The building face will be painted in several different colors to create a visual effect of multiple buildings to better reflect existing downtown streetscapes (See Fig. 4 below).

Incorporating comments from the city and the public, The Gulfstream project proposed plan has been revised to:

  • Dramatically decrease the impact of the new building relative to the historic building, and increase the setback and green space, by recessing new construction (including connection to historic building) 55 feet from Lake Avenue. (See Fig. 1, Fig. 2, and Fig. 3 below.)

  • Implement building materials (painted stucco exterior) and window & door openings that are visually compatible with the predominant features of the historic building.

Update - the subsurface investigations have begun!

Re: Neighborhood Activity

In connection with The Gulfstream Hotel project, our goal is to be a good neighbor. With that in mind, this communication is to give you information about upcoming activities on the property.  We will be launching The Gulfstream Hotel website thegulfstreamlwb.com momentarily along with our Facebook page where we will post updates as available.

On Monday July 19, we are beginning the process of standard soils investigations, life safety precautions and property security in advance of construction. Professional engineers will be on the site taking core samples to explore the subsurface soil/rock conditions and provide foundation recommendations and evaluating the current structure to make sure we are bringing it into full code compliance. In the coming weeks, we also will be fencing and lighting the hotel and grounds at the direction of Palm Beach County Fire Rescue.  

These activities have been coordinated with the city and we have worked to make sure those who were parking on the lot have alternate parking.

The future begins with the full rehabilitation of the existing Gulfstream Hotel, the city’s first listing on the U.S. National Register of Historic Places.

The Gulfstream Hotel is prominently positioned on Lake Worth Beach’s primary street with direct access to Palm Beach, Lake Worth Golf Club and Bryant Park across the street, and close proximity to local restaurants, art galleries, and shops in downtown Lake Worth Beach.

The hotel will be considered as an addition to the one of the Marriott portfolios that will promote the project’s unique features and experience. The defining historic characteristics of the hotel will be restored, and the rest of the design and finishes will serve as an homage to its “Roaring 20’s” grandeur while offering modern amenities for guests and residents alike.

As perhaps the most underutilized, this redevelopment will serve as a catalyst for future revitalization.
